Pernik Industrial & Logistics Zone

The Pernik Industrial & Logistics Zone has a total area of 80 220sq. m. The zone is located in the town of Pernik – 30 km South-West from Sofia .

Two major Trans-European Corridors are passing through Pernik: No 8 (Albanian Adriatic ports; Macedonia; Bulgarian Black Sea ports; Caucasus, Caspian and Central Asia regions), and No 4 (Germany; Hungary; Romania; Bulgaria via Vidin and Sofia; Greece via Thessaloniki)

The major railway lines Sofia-Petrich (to Greece), and Sofia-Giueshgevo (to Central Europe) are also passing trough Pernik; the plot has railway access.

Proximity of the plot to:

  • Sofia Airport - 35km
  • Е 871 highway (Bulgaria/Macedonia) – in direct proximity
  • E79 highway (Bulgaria/Greece) – 4 km
  • Ring Road of Sofia - 22 km
  • Industrial railroad station – 0,03 кm
  • Planned industrial/logistics zone - 0,5km



The Area
The entire area has long been a base for heavy and light industry. Recently the areas has emerged as a logistics center with several large investments. The Pernik Municipality itself is planning to develop a large industrial and logistics zone on 200 000 sq. m behind the project.

In direct proximity (to the right of the plot) is Stomana Industry AD – one of the largest highgrade steel production facilities on the Balkans.

Current zoning provides for different construction scenarios:

  • Warehousing and/or light industry
  • Mixed use development combining production, storage and administrative facilities
  • R&D center with adjoining light industries

Electricity
The property features a well developed electrical grid and is located in close proximity to two thermal power stations – TPS Republica and TPS Pernik. The electric capacity of the grid on the property can be further increased.

Water
The plot is connected to the central water supply system of the town of Pernik.

Natural Gas*
The plot has all the necessary technical prerequisites for connecting to the natural gas grid of the town of Pernik.

Access
500 m of the plot’s face is directly on the E871 international highway (Sofia- Kumanovo/Macedonia). Plans to connect the plot to the national railway grid have been designed and approved. After completion of the necessary railway tracks (less then 1 km) the plot could be accessible via the international railway Sofia-Pernik-Radomir- Serbia and the Sofia-Blagoevgrad-Greece.
